Bathroom Vanity Delivery in Toronto: What to Expect

Bathroom Vanity Delivery in Toronto: What to Expect

Most Toronto homeowners don't think about delivery until after they've ordered. Then reality sets in: a vanity box can weigh over 150 lbs, your semi-detached has a 28-inch front door, and your condo building requires a booked elevator and a certificate of insurance from the delivery company. Getting the vanity itself right is half the job — getting it through your door is the other half.

How Modern Vanity Delivers Across the GTA

There are three ways to receive your order, and the right choice depends entirely on your home type and how much heavy lifting you want to deal with.

  • Free warehouse pickup — You come to us, load at the dock, and handle transport yourself. Best for homeowners with a truck or SUV and a helper on standby.
  • Garage delivery — $140 — The driver brings the vanity to your garage or ground-level entrance. You take it from there. Works well for detached homes and most semis with side access.
  • Inside-the-house delivery — $200 — The team brings the box inside your home. This is the right call for condos (elevator booking required), narrow Victorian semis, or anyone who doesn't want to muscle a 150-lb box up a flight of stairs alone.

All deliveries are within the GTA. If you're unsure which option fits your situation, message us on WhatsApp at (647) 428-1111 before you order — it's a two-minute conversation that can save you a real headache on delivery day.

Condo Deliveries: What You Need to Arrange in Advance

If you live in a Toronto condo — whether it's a high-rise in Liberty Village, a mid-rise in North York, or a newer build in Etobicoke — your building management will have delivery rules. Ignoring them can get your delivery turned away at the front desk.

Before your vanity arrives, confirm the following with your property manager:

  1. Elevator booking — Most buildings require a reserved service elevator window, often a minimum of two hours. Book it as soon as you have a delivery date.
  2. Certificate of insurance — Some buildings require third-party delivery companies to provide a COI naming the condo corporation. Ask your building if this applies and let us know early.
  3. Loading dock access hours — Many downtown Toronto buildings restrict freight access to weekday business hours. Weekend delivery may not be possible.
  4. Dolly clearance — Check whether your building's service entrance and hallways can accommodate a standard appliance dolly with a large box. Most can, but narrow heritage conversions sometimes can't.

Inside delivery at $200 is worth every dollar in a condo scenario. The alternative — wrestling a quartz countertop and HDF cabinet up a service stairwell — is not a fun Saturday.

Semi-Detached and Row Houses: The Door Width Problem

Toronto's older semis — the kind built in the 1920s through 1960s in neighbourhoods like Leslieville, The Annex, and Mimico — were not designed with appliance delivery in mind. Front doors are often 30 to 32 inches wide, hallways are narrow, and staircases turn at tight angles.

Here's how to check before delivery day:

  • Measure your front door opening (not the door itself — the clear opening when it's fully open). For a 48-inch or 60-inch vanity, you need at least 36 inches of clear width to angle the box through safely.
  • Check your staircase if the bathroom is on the second floor. Measure the width at the tightest point, including any newel posts or railings that jut in.
  • If your side gate gives access to the backyard and a rear entrance, that can sometimes be an easier path than the front door.

Our 30-inch vanities are the most manageable for tight Toronto semis — the box dimensions are workable through most standard doorways. The 24-inch option is even more forgiving if your powder room is on the main floor and space is tight throughout.

Detached Homes: Usually Straightforward, With One Exception

If you're in a detached home in Scarborough, Mississauga, Brampton, or the 905 suburbs, delivery is typically the least complicated scenario. Garage delivery at $140 usually works well — you have driveway access, a garage to stage the vanity in, and enough room to maneuver.

The one exception: finished basements with a bathroom renovation underway. Getting a vanity down a standard basement staircase requires two people who know what they're doing. Measure the staircase width and ceiling height at the bottom of the stairs before you commit to a larger size. A 60-inch double-sink vanity is a serious piece of furniture — plan accordingly.

For anything complicated, inside delivery is the safer call. The $60 difference between garage and inside delivery is not worth a damaged cabinet or a pulled muscle.

What's Actually in the Box — and Why It Matters for Delivery

Every Modern Vanity order ships as a complete set: the HDF cabinet, quartz countertop, ceramic undermount sink, backsplash, and brushed nickel hardware — all in one box. This is different from buying components separately, where you'd be coordinating multiple deliveries from multiple vendors.

The trade-off is that the combined weight is substantial. A 36-inch vanity set runs roughly 120 to 140 lbs. A 60-inch double-sink set can push 200 lbs. Plan your delivery option accordingly, and make sure you have a helper available regardless of which tier you choose — even inside delivery gets the box to your room, not onto the wall.

Pricing runs from $499 for the 24-inch up to $1,299 for the 60-inch, available in White, Grey, and Blue. Browse the full lineup here — every size and colour is shown with dimensions and what's included.
